GLORIOUSR BUILDING

Metal framing, drywall and ceilings for general contractors building in the Twin Cities.

We bid your interior systems package from the drawings and spec, as a lump sum with written inclusions, exclusions and a unit-rate schedule for changes. Based in St. Paul.

What we install, in five chapters

  1. 01

    Metal stud framing

Non-load-bearing partitions, bulkheads, soffits and furring. We frame to the wall types on your drawings, add steel or wood blocking for casework, grab bars and wall-hung equipment, and reinforce openings for the door schedule.

    Studs
    362S, 600S, 800S profiles, 20–25 ga
    Spacing
    12" or 16" o.c. per wall type
    Heights
To deck or 6" above ceiling, with deflection track
  2. 02

    Gypsum board and rated assemblies

5/8" Type X, moisture-resistant and abuse-resistant board, plus shaft wall at stairs and elevator cores. Rated walls are built to the listed assembly named on the life-safety plan, and we coordinate firestopping with the trades that penetrate them.

  3. 03

    Finishing and acoustics

Level 4 finish as the default, Level 5 where the spec calls for it under critical lighting or gloss paint. Sound-rated partitions get batt insulation, resilient channel or staggered studs and acoustical sealant at the perimeter, matched to the STC on the wall type.

  4. 04

    Acoustical and gypsum ceilings

Exposed-grid ACT in 2x2 and 2x4, gypsum board ceilings and soffits on suspension systems. We lay out grid from the reflected ceiling plan and set the sequence with mechanical and electrical so diffusers and fixtures land on center.

  5. 05

    The paperwork your PM needs

Submittals before mobilization, a daily report while we are on site, and a monthly pay application broken out by your schedule of values on AIA G702/G703, with conditional and unconditional lien waivers attached.

How we work

We take quantities off your drawings ourselves and show you the takeoff, so you can compare our number line by line.

Every proposal lists what is excluded in plain words, because the scope gap between trades is where change orders come from.

In a Minnesota winter we keep finishing areas heated and dry before a single coat of compound goes on.

When the punch list comes out, we close it within ten working days.

Put us on your bidders list.

Send the invite at least three working days before bids are due. We reply by email within two working days to confirm we will bid.
